Preconstruction Approach

NRC’s approach is based upon our experience with numerous projects of similar type and magnitude and is focused on reducing the risks associated with design, budget, and schedule, and creating communications to organizing all components of the project for maximum efficiency. We will identify all potential elements of risk, quantify them, and incorporate these elements into our control estimate and proposal for your project.

Sensitivity to Design A key element to the Project Management process is achieving the designer’sintent while maintaining the budget constraints of the Owner. This is an interactive process between the Architect and NRC requiring creativity with material selection and construction detailing. Our sensitivity to quality and detail, coupled with our expertise in cost effective construction add an extra dimension to the Project Team.
Productivity By coordinating the project and identifying potential problems during pre-construction, NRC can increase productivity while decreasing subcontractor contingency which results in the lowest possible construction cost with the shortest possible schedule.
Due Diligence Our approach begins with the exploration of the existing building conditions. NRC will minimize the riskto the project schedule, budget, and design by uncovering and evaluating existing conditions that may impact this project throughout the pre-construction and the entire construction phase.
Approvals & Permits The approval process with each city department, the building Owner, will be managed and coordinated by NRC. This process must begin at the earliest possible date to expedite construction. For fast track projects, NRC will organize the bid packages such that the Owner/Architect can focus on those particular areas of the project that may require lengthy approvals.  With many years of working on Hospitality and Hotel renovations across North America, along with our affiliates in key geographical areas; we can handle just about any licensing and permit process necessary.
Budget/Schedule From inception of the project, performing budgeting, scheduling, value engineering, organizing written correspondence and interacting on a daily basis with the Project Team. You will be assisted by an experienced staff during the entire pre-construction process.
Value Engineering NRC will lead the Project Team in suggesting value engineering items to reduce the project cost while maintaining the integrity of the design. NRC is effective with value engineering due to our extensive experience in each local market around the country with building renovations, commercial interior construction and our database of local pricing and product information. As each value engineering item is proposed, the value is tracked independently in the budget report. The Project Team can continuously evaluate prior suggestions at any time during the budgeting process.  We understand when it comes to hotel renovations or any project that requires several hundred pieces of the same item, proper value engineering and sourcing materials from vendors and manufactures across the nation and the globe can lead to substantial savings for you, the owner.
Self-Perform Our in-house supply and self-perform ability allows us to provide you savings and assist in reducing lead-time for materials. We have direct connections with overseas suppliers for your FF & E needs; including granite, millwork, furniture, fixtures and so-on. Our partnering millshop also allows this option domestically and provide fast and simple mock-ups.
Bidder Evaluation As the project cost and design is developed, the Team will evaluate potential bidders for their experience, financial stability, workload, and ability to perform to the standards of quality established.
Bid Evaluation The project cost estimate is based on market‑driven unit prices. As the subcontractor bid proposals are received, the Team evaluates these bids. This “bid scope review” is to eliminate risks and exposures identified by the Project Team during the pre-construction process. This process creates the lowest possible Cost without sacrificing quality, schedule, or project coordination.
Pre-purchase NRC will identify any long lead items that may require pre­-purchasing to avoid delays and proper material deadlines.
Coordination of Owner’s Vendors The installation of FF&E is sometimes considered by many General Contractors and Construction Managers to be “Owner’s” work which occurs after construction. We identify the FF&E as a significant activity that is key to the overall success of the project. In keeping with NRC’s management philosophy, we take pride in our ability to manage effectively the installation of all furniture, fixtures, and equipment. Our Project Team will begin coordinating and organizing the FF&E during Pre-construction. NRC will coordinate, schedule, and direct the Owner’s vendors, to streamline the FF&E installation and to maintain the standards of quality.   Should you require us to handle the purchasing, fabrication, and deliveries of FF&E for your hotel projects; we will work with several qualified vendors to obtain what you require for a competitive price.
