Construction Phase

As the project enters the construction phase, NRC turns its focus toward Quality Control, Cost Control, and communication with the subcontractors. In the pre-construction phase, value engineering and design coordination established a cost effective, high quality design based on the project teams experience. During the construction phase, the NRC staff will continuously monitor productivity, manpower, details, quality, and project cost, to fully implement the intent of the design and the project schedule. When it comes to occupied and operational facilities such as a hotel, we completely understand that every day a hotel guestroom floor, restaurant, or ballroom is out of service and under renovation; it creates a substantial revenue loss among other negative impacts associated.

Schedule Mgmt. The Project schedule is established during the preconstruction phase and is produced by the Superintendent and Project Manger and discussed with the entire Team. This tool allows the Project Team to review progress and where to focus resources to stay on track.
Budget Control The cost of the project is monitored through the Budget Report. Once the project cost is identified and approved, all buyouts, changes, overruns and savings are documented on the Budget Report. The original project cost is documented on the left side of the report, while the actual costs are documented on the right side. This report is used in Owner, Architect, and NRC meetings to track the project and review the indicated cost. This cost report coupled with the project schedule comprises the major tools for managing the construction phase.
Project Planning NRC will plan the project and review all logistic issues up-front to ensure a smooth flowing construction sequence. Often A site logistics plan will be established indicating location of all incoming utilities, storage areas, dumpster areas, job site trailer areas, contractor parking, emergency access to the site, etc. Coordination meetings with all contractors on board are used for planning the upcoming week’s events and to discuss any long term events that require special coordination. NRC embraces the contractors as a team to ensure that all ideas are brought forward to provide the Owners the best possible construction techniques.
Quality Control The constructability review and review of shop drawings and submittals are key to a high level of Quality. From this review, problem areas can be discussed with the contractors and procedures for proper fabrication and installation can be established. Following approval of the shop drawings and submittals, the project manager carefully reviews these items with the trade contractors so that there is a complete understanding of the installation techniques and the quality control standards.
Change Mgmt A change log is maintained and shared with the Owner on a constant basis (CIC Log) to keep the owner updated on approved, possible and upcoming changes so there are no surprises. All changes are documented with a C#, and any construction documents and specifications associated with that change, also have the C# on them for easy identification. A document list is updated as any changes are issued for construction.

NRC strives for zero claims by any subcontractor. This is ensured by a detailed bid package prior, a thorough scope review meeting and a solid contractual agreement. As we know changes do occur due to unforeseen conditions, additional work and construction change directives, any of these that arise in cost changes to the project are thoroughly investigated by NRC for validity and then discussed with the Owners. NRC will endeavor to work with our clients and stay in budget and provide cost reductions whenever possible!

Mock Ups NRC requests mock-up rooms, samples and other materials for review. We have the ability to produce a complete mock-up room from the FF&E to the final touches, just let us know how we can assist.
Shop Fabrication The project manager and project superintendent oversee the inspection of shop fabrication and field installation. Where appropriate, materials and fabricated items are inspected at the shops or plants of the manufacturers and again on the site to assure that all material is satisfactory before installation.
Field Installation The first operation of any new trade is closely followed to insure that the expected level of workmanship is established from the outset. A day‑to‑day check of following work is made by the appropriate staff. NRC may call upon the field representatives of material manufacturers and product institutes to provide first operation instruction to the contractor’s personnel and secondly, our corporate staff provides additional support to the job staff.
Project Communication NRC will be the conduit for information to the Project Team, and to the subcontractors. This communication is of vital importance to ensure all decisions throughout the project are made with the most up‑to‑date information and are based on fact, not assumption. The tools we have developed to manage the communication during the project include:

  • Full-time onsite experienced supervision
  • Project team meetings
  • Weekly budget update
  • Weekly review and update of the schedule
  • Coordination of owner’s vendors
Punch List Preparation Final inspection and preparation of the punch lists are performed by the Project Manager and his staff.
Project Close Out NRC begins the closeout process at the beginning of the project by utilizing our closeout matrix. This matrix tracks all subcontractors for deliverables of as-built drawings, final contract values, warranty letters, and final AIA owner sign-off.
